What constitutes a contract cancellation?

A contract cancellation is the termination of the contract initiated by a student prior to the contract commencement. A contract cancellation must be processed through UNM Residence Life and Student Housing and cannot be processed by any other UNM department, including UNM Admissions. Contract cancellations may incur a fee depending on the date of cancellation. Please review the Academic Year Contract Cancellations below. 

An early check-in constitutes commencement of the contract and the resident is subject to contract release rates verses contract cancellation rates. Contract cancellations may incur a fee, depending on the date of cancellation.

 

Cancellation & Rates 2021-2022

To request a License Agreement Cancellation, please login to the housing portal (where you completed your application) and use the contract cancellation form. Please remember that all of the following processes are exclusive from any University withdrawal processes you may need to complete. For contract release (after the first day of the contract) please contact your Hall/Area Coordinator. Please read further for more information on cancellations, no-show, and contract release to ensure you are following the correct process and to understand the fees incurred with each. 

Revised Rates for Fall 2021:

Not Enrolled Students (Fall)

1. Cancellation received on or before May 14, 2021 - $0  No Charge

2. Cancellation received between May 15 - June 18, 2021 - $300

3. Cancellation received between June 19 and July 23, 2021 - $400

4. Cancellation received between July 24 and August 18, 2021 - $500

Enrolled Students (Fall)

1. Cancellation received on or before May 14, 2021 - $0 No Charge

2. Cancellation received between May 15 - June 18, 2021 - $300

3. Cancellation received between June 19 and July 23, 2021 - $600

4. Cancellation received between July 24 and August 18, 2021 - $900

Students who apply for immediate move-in after the License Agreement term start date have one week (7 calendar days) after submission of the License Agreement to complete a cancellation, regardless of date of receipt of an assigned room; cancellations within this 7 days will be charged a fee of $900.

A contract release is the termination of the contract after the contract starts (see next section for no-show information). Contract release occurs after the first day of the contract.

Residents wishing to terminate their contract after the first day of the contract (contract release) must process the request through a Hall Coordinator, Area Coordinator, or Assistant Director for Residence Life employed by UNM Residence Life & Student Housing. To request a contract release, contact your Hall/Area Coordinator. Contract releases incur fees and charges associated with the date of the contract release. Contract release rates are as follows:

Fall 21 Semester

Class week 1-6: $500 Release Fee + Daily Rate*

Class week 7-11: $500 Release Fee + Daily Rate + 40% of remaining semester rate

Class week 12-13: No Fall Refund (no additional fees)

Class week 14+: No Fall Refund + $500 Release Fee

Spring Semester 

Class week 1-6: $500 Release Fee + Daily Rate

Class week 7-11: $500 Release Fee + Daily Rate + 40% of remaining License Agreement rate

Class week 12+: No Refund

Enrolled Students

Fall Semester

Class week 1-6: $500 Release Fee and Daily Rate + Daily Rate + 40% of remaining License Agreement rate

Class week 7-13: No Fall Refund + 40% of Spring rate

Class week 14+: $500 release fee + No refund for Fall + 40% of the Spring rate

Spring Semester 

Class week 1-6 $500 Release Fee + Daily Rate + 40% of remaining semester rate

*Daily rate is the amount charged per day that the Resident has occupancy.

A “No Show” occurs when a resident fails to pick up their keys by 5pm on the first day of class or within 7 calendar days of their assignment being made, whichever comes later, or a student who notifies RLSH they will not be claiming occupancy as of the first day of the License Agreement Term. No Shows constitute an automatic termination of the License Agreement, and the appropriate No Show Fee will be charged to the student’s Bursar’s Account.

Remain enrolled in the University: equivalent to the release rate for class week 1

Not enrolled in the University-Main Campus: Fall $650, Spring $650

Not enrolled in University-Satellite Area: Fall $750, Spring $750, Summer $345
