Contract Cancellation

Updated August 1

Starting June 29, 2020 and going forward, students who have been assigned housing or have been informed they will be assigned housing, who then choose to cancel their UNM Housing Registration & Contract before their scheduled August move in date, will not be charged for the Cancellation.  Students may cancel by completing the Contract Cancellation on the Residence Dashboard.

Students who choose to not sign the 2020-2021 License Agreement Addendum and Amendment (re: State of Emergency / Pandemic) prior to check in will not be allowed to check in, and will be administratively cancelled. There iwll be no charge for this cancellation, for any move in scheduled through September 5, 2020.

In addition, No Shows for Fall assignments will not be charged, for move ins scheduled prior to September 1.  Approved Contract Releases with proper check out completed by midnight September 5 will only be charged for the daily rate, for the days of the student's stay in UNM Housing.

NEW June 8  - If Cancelling while on the waiting list

Students are considered to be on the wait list if they have not been assigned a room or have not been informed they will be assigned a room. As soon as they have been assigned to a room or have been informed that they will they will be assigned a room, they are considered a resident and no longer considered to be on the waitlist.

Students on the waitlist will be permitted to cancel their UNM Housing Registration & Contract without the cancellation fee. Students must complete the Contract Cancellation on the Residence Dashboard to cancel their assignment, regardless of their waitlisted status. Once informed they will be assigned a room or assigned a room, regular cancellation rates will apply.

For students remaining wait-listed, and unable to be housed by the Wednesday of the first week of class due to a lack of available space, RLSH will administratively cancel the housing registration and contract at no fee to the resident.

 

What constitutes a contract cancellation?

A contract cancellation is the termination of the contract initiated by a student prior to the contract commencement. A contract cancellation must be processed through UNM Residence Life and Student Housing and cannot be processed by any other UNM department, including UNM Admissions. Contract cancellations may incur a fee depending on the date of cancellation. Please review the Academic Year Contract Cancellations below. 

An early check-in constitutes commencement of the contract and the resident is subject to contract release rates verses contract cancellation rates. Contract cancellations may incur a fee, depending on the date of cancellation.

Cancellation & Rates 2020-2021 Updated 8/1/2020

To request a contract cancellation, please login to the housing portal (where you completed your application) and use the contract cancellation form. Please remember that all of the following processes are exclusive from any University withdrawal processes you may need to complete. For contract release (after the first day of the contract) please contact your Hall/Area Coordinator. Please read further for more information on cancellations, no-show, and contract release to ensure you are following the correct process and to understand the fees incurred with each. 

First Day of Contract: August 11th, 2020

 

Not Enrolled Students

1. Cancellation received on or before June 1, 2020 - $0  No Charge

2. Cancellation received between June 2 - June 19, 2020 - $300  No Charge

3. Cancellation received between June 20 and July 19, 2020 - $400  No Charge

4. Cancellation received between July 20 and August 10, 2020 - $500  No Charge

Enrolled Students

1. Cancellation received on or before June 1, 2020 - $0 No Charge

2. Cancellation received between June 2 - June 19, 2020 - $300No Charge

Students who apply after the License Agreement term start date have one week (7 days) after submission of the License Agreement to complete a cancellation.  Cancellations through September 5 will be processed at No Charge.  After September 5, cancellations within the 7 days will be charged a fee of $900.

A contract release is the termination of the contract after the contract commencement or for "No-Show." (See next section for no-show information.) Contract release occurs after the first day of the contract.

Residents wishing to terminate their contract after the first day of the contract (contract release) must process the request through a Hall Coordinator, Area Coordinator, or Assistant Director for Residence Life employed by UNM Residence Life & Student Housing. To request a contract release, contact your Hall/Area Coordinator. Contract releases incur fees and charges associated with the date of the contract release. Contract release rates are as follows:

A “No Show” is a student who notifies RLSH they will not be claiming occupancy as of the first day of the License Agreement Term, or, a resident who fails to claim their assigned space according to the dates and deadlines previously outlined in Section 4.a. A student designated as a No Show will have their License Agreement administratively canceled by the department. For all students declared a No Show, the No Show Fee will be assessed to the student’s Bursar’s account. The fees will be as follows:

Starting September 6, the following No Show charge schedule applies for late assignments or check-ins.

Remain enrolled in the University: equivalent to the release rate for class week 1

Not enrolled in the University-Main Campus: Fall $0, Spring $650

Not enrolled in University-Satellite Area: Fall $0, Spring $710, Summer $345

If you are planning on NOT returning to UNM for the Spring 2020 semester (graduation, National/International Student Exchange, leaving to attend a different school…), please be sure to meet with your Hall Coordinator before 5:00pm on Friday, November 13, 2020, to complete and submit your contract release.

Students living in the Residents Halls for the fall, but are moving out of the Residence Halls for the spring semester because they will not be enrolled in classes must complete a contract release by no later than the end of the 13th week of class of the fall semester to have the contract release fee waived. Contract releases received after end of the 13th week of class of the fall semester will include the $500 contract release fee.

Please note: Apartment residents who terminate their contracts between December and January may be subject to additional charges.
